Mission critical infrastructure, proven before it goes live.

Skapa MC™ is a mission critical commissioning, CQV and owner's representation firm. We plan, execute and document Level 1 through Level 5 commissioning for data centers, and bring the same discipline to project management and owner-side oversight across advanced technology facilities.

Now mobilizing commissioning teams for 2026 and 2027 programs.

What we do

Four ways owners put us to work. Engage one scope or run them together: one accountable team, not a chain of handoffs.

Data Center Commissioning

Our core business. We script, execute, witness and document every level of commissioning for electrical, mechanical and controls systems.

  • Factory witness testing and site receipt of UPS, generators, switchgear and cooling plant
  • Installation verification, energization and pre-functional testing
  • Functional performance testing against the sequence of operations
  • Integrated systems testing with utility failure and redundancy proof

GMP Qualification and Validation

CQV for facilities where a signature carries regulatory weight. We built our discipline in GMP life sciences and brought it to mission critical work.

  • Commissioning plans, test scripts and traceable acceptance criteria
  • Design qualification and design review against owner requirements
  • IQ, OQ and PQ style verification adapted to critical infrastructure
  • Turnover packages an operator can actually run the building with

Project Management

Capex program and project management for mission critical builds where the schedule is the product. We run the plan, the interfaces and the decisions that keep energization dates honest.

  • Master schedule ownership across design, construction and Cx
  • Vendor and general contractor interface management
  • Capex budget oversight, risk and change management with clear escalation paths
  • Energization and utility coordination, including ERCOT market timelines

Owner's Representation

Your eyes on site, accountable to you alone. We hold builders and vendors to the standard the contract promised, and we put findings in writing.

  • Independent oversight of construction quality and completion claims
  • Milestone verification before payment applications advance
  • Punch, issue and retest tracking through closure
  • Owner-side reporting that says what is actually true on site
SPECIALTY

Controls, BMS and EPMS Verification

The building's nervous system gets our closest attention. We validate sequence of operations line by line, verify graphics and alarms against the field, and prove monitoring before anyone relies on it.

SOO validation BMS controls verification EPMS metering proof Alarm rationalization Trend based evidence

What we commission and verify

If its failure can drop the load or stop the process, we test it.

Electrical

  • MV and LV switchgear and distribution
  • Generators and paralleling switchgear
  • UPS systems across 2N, N+1 and distributed redundant architectures
  • PDUs, remote power panels and busway
  • Automatic and static transfer switches

Mechanical

  • Chillers, air cooled and water cooled, with chiller manager controls
  • Smart cooling adiabatic pre-cool systems on air cooled plants
  • Chilled water pumps, VFDs and bypass control valves
  • Thermal energy storage (TES) tanks
  • Direct to chip liquid cooling, including coolant distribution units
  • Data hall CRAHs: fan wall, MMR and POD configurations
  • DOAS, RTUs, humidifiers, VAVs, fan powered boxes and FCUs
  • Cooling plant failover, redundancy and stage up and stage down testing

Controls and Monitoring

  • BMS and EPMS
  • SCADA and PLC logic verification
  • Sequence of operations, alarms and graphics
  • DCIM integration support
  • Trend and sequence of events records as test evidence

Life Safety and Site Systems

  • Fire detection and suppression, integrated testing witness per NFPA 3 and 4
  • Aspirating smoke detection interface verification
  • Leak detection
  • Access control and physical security integration

Commissioned, in service, and counting

Hyperscale AI data center capacity in North Texas, commissioned in phases while the site stayed live.

284 MW commissioned and carrying live load. Another 134 MW is in commissioning today.

Our team has taken hyperscale electrical, mechanical and controls infrastructure through full commissioning and into service, phase after phase, on a campus that never stopped running.

That work spanned seven data halls, commissioned in parallel with live customer GPU load, with risk assessments prepared for both the owner and the general contractor ahead of every high risk activity, because on a live campus a commissioning mistake is a customer outage.

Why owners bring us in

Commissioning firms are plentiful. Teams that treat your acceptance signature like a regulated release are not.

Owner-side, full stop

We do not sell equipment or hold the construction contract, and we have no commercial stake in a passing result. What reaches you is documented reality: actual test data, open issues and a straight answer on whether your facility is ready, backed by a record that holds up.

Leadership that has built this

Skapa MC is founder-led, with leadership that has built and tested mission critical infrastructure for multiple Fortune 500 companies, on live campuses, under real launch deadlines. The judgment on your program comes from people who have carried facilities from design through startup and into production. Everyone we field has run this work before.

Communication that aligns the room

Commissioning lives or dies on communication across owner, general contractor, trades, vendors and operations. We run the commissioning meeting cadence, keep every party working from one issues list, put findings in writing the day they surface, and price them in schedule terms. No issue we flagged months earlier resurfaces as a surprise at integrated systems testing.

Hands on, in the field

We are not a reporting layer that summarizes other people's work. Our team stands at the equipment, writes the scripts and directs their execution, chases every retest to closure, and keeps a GMP-grade record while doing it. Field presence, not oversight from a distance, is what holds a turnover date.

Where we work

Anywhere downtime is measured in dollars per minute and acceptance has to be earned, not assumed.

Primary focus

Data Centers

Hyperscale, colocation, AI and HPC, enterprise and edge. Full-scope commissioning, owner's representation and program management, from greenfield through phased expansion next to live load.

Advanced technology

Semiconductor and Advanced Manufacturing

Cleanroom mechanical systems, process utilities and tool install support, with contamination control strategy carrying the same weight as uptime.

Regulated facilities

GMP Life Sciences

CQV for biotech and pharmaceutical facilities, including contamination control strategy development and validation: the discipline our practice was built on, still available to owners who need qualification done right.

Cx levels, explained

Commissioning is not a standalone activity bolted onto the end of construction; it runs the length of the project, from the factory floor to integrated systems testing, on a tagged and gated progression. Nothing advances to the next level without documented proof it earned its way there. This is the work we do every day.

LEVEL 1RED TAG

Factory Acceptance Testing / Site Receipt

Critical equipment proves itself at the manufacturer before it ships, and again when it arrives. We witness FAT on UPS modules, generators, switchgear, PDUs and cooling plant, document deviations while the vendor still owns them, and verify condition and storage at site receipt.

LEVEL 2YELLOW TAG

Installation Verification

Offline quality control before anything is energized: torque verification, insulation resistance, terminations, labeling, protection settings against the coordination study. Defects caught here never reach testing.

LEVEL 3GREEN TAG

Start Up and Pre-Functional

First controlled energization. Rotation, controls I/O, sensor feedback, breaker operation and safe response in isolation, confirming each component is stable before systems are asked to work together.

LEVEL 4BLUE TAG

Functional Performance Testing

Systems run their sequence of operations under real load: UPS mode transfers, generator runs, heat load testing, staging, interlocks and alarms, all scripted with pass and fail criteria agreed in advance.

LEVEL 5WHITE TAG

Integrated Systems Testing

The whole facility, tested as one machine. Utility loss, transfer and retransfer, redundancy proof under design load, and recovery logic demonstrated end to end before the building earns its handover.

Why the gates matter: a defect that costs a few hundred dollars to correct at the factory can cost tens of thousands during functional testing, and far more after go live. Level discipline is not paperwork. It is the cheapest insurance a capex program can buy.

Tell us what you are building and when it has to be live.

We will tell you what we would test, what we would watch, and where your schedule risk actually lives. If we are not the right fit, we will say so.
